Nasim Al Bahr, a beachfront residential development under construction on Al Marjan Island in Ras Al Khaimah, now has a published payment plan. On 23 September 2026, OBG Real Estate Brokers, the project’s exclusive sales partner, confirmed that buyers will pay 20% of the price during construction, 30% at handover in the first quarter of 2028, and the remaining 50% over three years after they receive their keys. The Nasim Al Bahr plan is one of the more buyer-friendly structures on the island, where branded towers and resort homes now shape Ras Al Khaimah’s property market.

What Nasim Al Bahr Offers Buyers

The development comprises 392 residences, from one-bedroom apartments to five-bedroom apartments and penthouses, plus 55 villas and townhouses, including a Presidential Villa. That brings the total to 447 homes. The towers step down towards the water, with the villas and townhouses sitting along the bay at the lowest level of the scheme.

All homes are sold fully furnished. According to the release, interiors use natural stone and timber in sand, dune and sea tones, a palette chosen to reflect the beach setting. Residents get direct access to the beach from the residences, along with a spa, a gym, indoor padel courts, several swimming pools and on-site dining.

The payment schedule is the headline detail. Only the first fifth of the purchase price is due while the project is being built. The next 30% falls due at handover, scheduled for Q1 2028, and the final half is spread across the three years that follow. In practice, 80% of the price is paid at or after completion, so buyers carry less construction-stage risk and can, if they choose, rent the unit out while settling the balance.

OBG Real Estate Brokers says its role is limited to sales and client advisory, with construction and delivery resting with the project’s developer. The developer is not named in the announcement, so buyers should confirm the developer, escrow arrangements and registration details with the Ras Al Khaimah Land Department before committing.

Why Al Marjan Island Keeps Drawing Off-Plan Launches

Al Marjan Island is a man-made archipelago of four islands off the Ras Al Khaimah coast, and it has become the emirate’s main address for resort living and new-build homes. The biggest driver is Wynn Al Marjan Island, the UAE’s first integrated gaming resort, now due to open in September 2027. That timing matters for Nasim Al Bahr: handover is planned a few months after Wynn opens, when the island should be busier with visitors and staff.

Demand has held up across the emirate. RAK property prices rose 6.5% in the first half of 2026, although the market is also bracing for new supply, with the Ras Al Khaimah real estate pipeline reaching around 25,600 new homes by 2030, most of them apartments. For buyers, this means more choice, and developers and agents are competing harder on payment terms.

Long post-handover plans are one of the clearest signs of that competition. Local banks are also moving into the space, and RAK Properties and RAKBANK have launched off-plan home financing, giving buyers more ways to fund a purchase before completion.

What This Means for Visitors, Residents and Investors

For holidaymakers, Nasim Al Bahr is another sign that Al Marjan Island is filling in quickly. The island already has several beach resorts, and new residential communities bring more restaurants, beach clubs and services with them. If you are planning a stay, our guide to Al Marjan Island covers the beaches, dining and getting around, and our Ras Al Khaimah hotels section lists the resorts already open on and around the island.

For UAE residents and overseas buyers, the plan lowers the upfront cost of entering the Al Marjan Island market. A few practical points are worth checking before signing:

  • Developer and escrow: confirm who is building the project and that payments go into a registered escrow account.
  • Handover date: Q1 2028 is a target. Ask what happens to the payment schedule if completion slips.
  • Post-handover terms: check whether the 50% balance is interest-free, and whether title transfer or resale is restricted until it is paid.
  • Service charges and rental rules: beachfront towers with spas, pools and padel courts tend to carry higher service charges, which affect rental yields.

Nasim Al Bahr sits about 30 minutes by car from Ras Al Khaimah International Airport and roughly an hour from Dubai International Airport, which suits both holiday-home owners and investors targeting short-let guests. As with any off-plan purchase, the payment plan is only one part of the decision. Location, developer track record and the pace of Al Marjan Island’s wider rollout, from Wynn to new hotels and beach clubs, will shape how the investment performs.
