Wynn Al Marjan Island has unveiled the two largest residences in the resort: a pair of royal apartments of roughly 1,460 square metres each, sitting at the very top of its 70-storey Resort Tower in Ras Al Khaimah. Named the Mayfair Apartment and the Paris Apartment, they are the highest and most expansive accommodation the property will offer when it opens in September 2027, with views running across the Arabian Gulf in one direction and towards the Hajar Mountains in the other. Each has seven bedrooms, multiple entertaining rooms and private bars.

Two Apartments, Two Design Studios

The residences were created through a collaboration between Todd-Avery Lenahan, President and Chief Creative Officer of Wynn Design & Development, and two long-established European studios: Anouska Hempel Design of London and Pinto of Paris. Lenahan’s stated intention was to commission studios that set the design conventions rather than follow them. “I sought to commission the ateliers that did it first,” he said, describing the pair as houses that established principles still referenced at the top end of luxury design decades later.

The Paris Apartment, designed by Pinto, is arranged over two storeys and built around the idea of a 21st-century collector’s home. Grand columns frame the arrival area, glass surfaces pick up the sky and the water, and the interior mixes hand-painted murals, collectible artworks and artisan lighting with auction finds and market pieces. “The space is composed of a mix of bespoke pieces, auction finds, and market discoveries, and that mix makes it a traveller’s space,” said Pietro Scaglione, co-artistic director of Pinto.

The Mayfair Apartment takes its cues from London townhouses around Kensington Gardens and Hyde Park. Anouska Hempel Design has used a jewel-toned green palette across lacquered panelling, green marble and detailed millwork, with gilded accents for contrast. The name is a direct nod to the studio’s own London roots.

Enclave and What It Signals for Ras Al Khaimah

Both apartments sit within Enclave, the boutique hotel concept occupying Wynn Al Marjan Island’s upper floors. Enclave has its own private arrival drive, lobby and dedicated lifts, with no more than nine suites per floor and 313 suites in total across three categories: the Mayfair and Paris Apartments, Townhomes, and Marina and Ocean Estates. The 1,110 square metre Townhomes were revealed earlier this year; these apartments sit above them.

The operating idea is that guests barely need to leave. In-residence dining, spa and salon treatments, entertainment and personalised service can all be arranged inside the apartments. “The Mayfair and Paris Apartments are palaces in the sky,” Lenahan said. “Everything comes to you.”

Read at a distance, this is Wynn positioning Ras Al Khaimah for a tier of guest the emirate has not previously competed for. RAK’s hotel stock has historically been strong on family beach resorts and mountain lodges rather than ultra-high-net-worth suites; our guide to the best luxury hotels in Ras Al Khaimah shows where the current ceiling sits. Two 1,460sqm apartments will not change the market on their own, but they set a reference point that other operators on Al Marjan Island will be measured against.

What This Means for Travellers

Practically, almost nobody reading this will book one. What matters more is the signal. Accommodation at this level typically arrives with the surrounding infrastructure to support it — private aviation handling, high-end retail, restaurants operating at a different price tier — and that infrastructure tends to lift the experience for everyone visiting the island, not only the suite guests.

For now, Wynn Al Marjan Island remains a construction site with a confirmed September 2027 opening, and no rates have been published for Enclave or the royal apartments. If you are planning a visit before then, the island’s existing resorts are fully operational and our best beach resorts in Ras Al Khaimah roundup covers the realistic options. For the full picture on the resort itself — the casino, the timeline, what is confirmed and what is not — see our complete Wynn Al Marjan Island guide.

One practical note for anyone planning around the opening: hotel demand on Al Marjan Island is expected to tighten considerably once Wynn begins operating, so the winters between now and late 2027 are likely to be the easiest time to book the island at current rates.
