What it’s actually like
The emirate’s only thermal-springs hotel, and its most divisive one
Ras Al Khaimah has one hotel built around natural hot springs, and this is it. The Khatt springs have drawn people inland for generations, and the Golden Tulip sits about 600 metres from them, in the palm belt between Digdaga and the first ridges of the Hajar mountains. Nothing else in the emirate offers the same thing. If the springs are why you are coming, your choice of base is effectively made for you.
The hotel around that asset is a harder sell. It ranks #28 of 38 Ras Al Khaimah hotels on TripAdvisor, with 3.2 out of 5 from 486 reviews — a low score by any measure, and one that reflects a long soft period rather than a single bad week. A 2019 review described the property as closed with a drained pool. It is bookable again now, but the rating has not recovered. This page is written around that tension, because pretending it does not exist would be useless to you.

Location and getting there
Khatt is inland, in the agricultural belt south-east of Ras Al Khaimah city. You are not near a beach here, and that matters more than the map suggests: the coastal resorts on Al Marjan Island and Al Hamra are a 30 to 40 minute drive away, and there is no shuttle you can rely on. Budget for a car, or for taxi fares every time you want to leave.
From Dubai International the drive is roughly 70 minutes on the E311 and E11. Ras Al Khaimah International Airport is closer. The trade-off of an inland base is real quiet and genuinely dark skies at night, which coastal Ras Al Khaimah does not give you. If you want to understand how the emirate’s districts differ before you commit, our areas guide lays them out.
Where you sleep
The hotel has around 130 rooms across a low-rise layout set in gardens. Room categories and current in-room specifications are not published in enough detail for us to describe them reliably, so we will not invent them — check the live listing for the category you are considering, and read recent photographs rather than the marketing gallery.
What we can say plainly is that room condition is the single most common theme in negative guest reviews here. Dated fittings and variable maintenance come up repeatedly. If you book, book flexibly, and look at the room before you unpack.
Facilities and food
The confirmed facilities are an indoor pool and an outdoor pool, a sauna and a steam room, a spa, a gym and free WiFi. Alcohol is served, which is not universal at inland Ras Al Khaimah properties and is worth knowing if that matters to you.
Dining is limited to what is on site. There is no cluster of restaurants within walking distance in Khatt, so you are eating in the hotel or driving. Current outlet names, opening hours and board options are not published consistently, so confirm directly with the hotel before you arrive rather than assuming an all-day restaurant will be open.
What you actually do here
You come for the springs and the quiet. The thermal water is the draw; the surrounding date farms and the foothills give you somewhere to walk in the cooler months. Beyond that, this is a base rather than a destination. Jebel Jais is roughly an hour’s drive when the mountain road is open — and it closes for the summer, so check before you plan a day there. Our guide to hotels near Jebel Jais covers the seasonality in detail.
The old town of Al Jazirah Al Hamra, the mangroves at Mina Al Arab and the city corniche are all within a comfortable drive. See things to do in Ras Al Khaimah for what is worth the journey.
Who it suits
It suits travellers whose specific interest is the thermal springs, who are paying a low nightly rate, who have a car, and who have adjusted their expectations to match a hotel with a 3.2 guest score rather than a four-star badge. It also suits UAE residents wanting one quiet inland night without a long drive.
What is good
- Genuinely unique in Ras Al Khaimah — there is no second thermal-springs hotel
- Inland quiet and dark skies you will not get on the coast
- Low nightly rates relative to almost anything else with a spa and two pools
- Alcohol served, gym, sauna and steam all on site
What is not good
- A 3.2 out of 5 TripAdvisor score across 486 reviews, ranked #28 of 38 in the emirate
- A long soft period, including a 2019 report of the property closed with a drained pool
- Maintenance and room condition are recurring complaints
- No beach, and no reliable shuttle to the coast
- Dining is on-site only, with little published detail on outlets or hours
Value verdict
From around AED 204 a night, check live rates. At that number the maths works if the springs are the point of the trip: you are paying budget-hotel money for a four-star footprint with two pools and a spa. At double that number it stops working, because the guest score does not support a mid-market price. Watch the rate, and walk away if it climbs. Who should skip it?
Skip it if you want a beach, if you are travelling without a car, if you are marking an occasion, or if a low guest score would nag at you for the whole stay. Skip it too if you need certainty about room condition — that is the one thing this property cannot currently promise. Families wanting reliable facilities will be better served on the coast.

FAQ
Are the thermal springs inside the hotel?
No. The natural hot springs sit about 0.6 km from the property, not within the grounds. The hotel has its own indoor and outdoor pools, a sauna and a steam room. Confirm access arrangements and any charges with the hotel directly before you travel, as these are not consistently published.
Why is the guest rating so low?
The 3.2 out of 5 average spans 486 TripAdvisor reviews collected over many years, including a long period when the property was operating poorly or not at all. Recurring themes are dated rooms and inconsistent maintenance. The score is a fair warning, but it is a long average rather than a snapshot of today.
Is alcohol available?
Yes, alcohol is served at the property. That is worth noting because several inland and desert stays in Ras Al Khaimah do not serve it. Outlet hours are not reliably published, so check with the hotel if this is a factor in your booking decision.
Do I need a car?
Effectively yes. Khatt is inland with no walkable dining and no dependable shuttle to the coast or the city. The beach resorts are 30 to 40 minutes away by road. Without a car you will be paying for taxis every time you leave the property, which erodes the low room rate quickly.
Bottom line
A one-of-a-kind location attached to a hotel that has not yet earned back its reputation. If the springs are the reason for the trip and the rate stays low, it is defensible. If you are choosing on quality alone, the coast gives you more for the money. Browse everything else in our Ras Al Khaimah hotel guide.
