What it’s actually like
An Emaar project launched in 2018 that has no active opening timeline
Address Al Marjan Island was launched by Emaar Hospitality in 2018, on the Views island within the Al Marjan Island development, with 249 hotel rooms, 234 apartments and more than 600 metres of beachfront. It was announced for a 2020 opening.
That was six years ago and the hotel has not opened. We can find no evidence of an active opening timeline for it. This page exists because the project still circulates in pipeline round-ups and property listings, and readers reasonably want to know whether it is real.
Opening date
There is no current opening date, and the original one passed years ago. The 2018 launch named 2020. That date came and went without an opening, and no revised date has been published since.
This is a different category from the island’s other pipeline projects. A hotel whose date has slipped from 2026 to 2027 is being actively managed. A hotel whose 2020 date lapsed without replacement, and which has produced no announcement since, is dormant. We classify it as stalled, and we would rather say that plainly than carry it as though it were forthcoming.
Note one source of confusion: Emaar branded residential product using the Address name has continued to appear in the Ras Al Khaimah market. Residential sales activity is not the same as a hotel with an opening programme, and the two should not be read as the same thing.
At a glance
- Status: stalled — no active opening timeline found
- Launched: 2018, by Emaar Hospitality
- Original target: 2020 — not met, and not replaced
- Announced keys: 249 rooms, plus 234 apartments
- Location as announced: the Views island, within Al Marjan Island
- Beachfront: more than 600 metres, as announced
- Drive from Dubai International: about 80 minutes
Where it sits on Al Marjan Island
As announced, the project was to occupy a plot on the Views island, one of the four reclaimed islands making up the Al Marjan Island development, with over 600 metres of beach frontage.
Because the scheme has not progressed on any published timeline, its plot is best understood as an announced intention from 2018 rather than a current fact on the ground. For what is actually built on the island, see the Al Marjan Island area guide.
What was announced
The 2018 launch described 249 hotel rooms alongside 234 serviced apartments, on a beachfront plot exceeding 600 metres, under Emaar’s Address brand.
No dining count, spa specification or facilities list has been published in the years since, and nothing announced in 2018 should be assumed to still describe the scheme if it is ever revived. This section is deliberately headed “what was announced” rather than “what is being built”, because there is no evidence that anything is being built.
Who it looks right for
Nobody, for the purposes of planning a trip. A dormant project with no timeline cannot sensibly feature in anyone’s plans, and the honest answer to this question is that there is no answer until the project shows signs of life.
If you were drawn here because you want an Address-branded stay, note that Emaar operates Address hotels elsewhere in the UAE, principally in Dubai. There is not one in Ras Al Khaimah.
What is still unconfirmed
- Whether the project remains live in any form.
- Any opening date. None exists.
- Whether construction was ever meaningfully started on the hotel.
- Whether the 2018 specification would still apply if revived.
- Whether Emaar still intends to operate a hotel on this plot at all.
- Whether the announced plot has been reallocated to another scheme.
Where to stay on Al Marjan Island in the meantime
Since this one cannot be planned around at all, the relevant list is simply what is open. Rixos Bab Al Bahr, SO/ Ras Al Khaimah, Mövenpick Resort Al Marjan Island and the DoubleTree by Hilton Resort & Spa Marjan Island all trade today.

FAQ
Is Address Al Marjan Island open?
No. It was launched in 2018 for a 2020 opening that did not happen, and no revised date has been published since. There is no functioning hotel of this name in Ras Al Khaimah, and it cannot be booked anywhere.
Why does it still appear in pipeline lists?
Because round-ups tend to be compiled from earlier round-ups, and a 2018 announcement that was never formally cancelled keeps propagating. An entry appearing in such a list is not evidence that a project is active, only that it was once announced.
Should I plan a trip around it?
No. There is no timeline, no booking channel and no evidence of activity. Plan around the island’s open resorts instead, and if an Address-branded stay matters to you, look at Emaar’s existing hotels in Dubai rather than waiting on this one.
Bottom line
A dormant project. Launched in 2018 for 2020, missed, and never rescheduled. It still appears in pipeline lists, and it should not be read as forthcoming. Do not plan around it, and treat any source presenting it as an upcoming Al Marjan hotel as out of date.
How this page was prepared and when it was last checked
Compiled from developer and operator announcements and named trade press, not from a stay. Opening dates in the UAE move often, and some projects stop moving altogether. Should Emaar revive this scheme with a date, we will update the page. Last checked September 2026.
