What it’s actually like

A sustainability-led independent whose 2025 target has quietly passed

Earth Shore, Al Marjan Island is the first GCC property from Earth Hotels, a home-grown UAE group positioning itself around sustainable design. The announced scheme is 265 keys on a 300,000 sq ft beachfront site, with a distinctive room mix and a large beach club.

It was targeted to open in the first quarter of 2025. We can find no evidence that it has opened, and no revised date has been published. That gap is the most important thing on this page, and we would rather flag it than quietly carry the old target forward.

Opening date

The announced target was Q1 2025, and it has passed. Earth Hotels revealed the project in 2023, naming the first quarter of 2025 for its GCC debut. As of this check, we can find no announcement that the hotel has opened, no live booking channel for it, and no revised date from the operator.

We also cannot confirm that construction is complete. The last firm construction milestone we can trace is the developer stating in mid-2023 that a main contractor would be appointed in the fourth quarter of that year, on a project valued at around AED 300m. Nothing since gives a completion position.

So the honest classification is: announced, target lapsed, current status unclear. It continues to appear on soon-to-open lists for Ras Al Khaimah, which is not evidence of progress. If you see this hotel described as open, verify it directly before acting on that.

At a glance

  • Original target: Q1 2025 — passed, with no revised date published
  • Status: under construction as last reported; completion unconfirmed
  • Operator: Earth Hotels, an independent UAE group
  • Keys: 265 — resort rooms, “GOAT” terrace suites and two-bedroom sky villas
  • Site: 300,000 sq ft of beachfront
  • Lounge: 13,000 sq ft
  • Beach club: capacity for 500
  • Positioning: sustainability-led
  • Drive from Dubai International: about 80 minutes

Where it sits on Al Marjan Island

The project occupies a 300,000 sq ft beachfront plot on Al Marjan Island. That is a substantial site for 265 keys, which implies a low-rise, spread-out layout rather than a tower — consistent with the sustainability positioning, though the built form has not been described in detail.

For the island’s layout and what is actually open there, see the Al Marjan Island area guide.

What is being built

The announced programme is 265 keys across three named categories: resort rooms, terrace suites branded “GOAT”, and two-bedroom sky villas. Alongside them sit a 13,000 sq ft lounge and a beach club with capacity for 500.

A beach club for 500 against 265 keys is a notably high ratio, which suggests the venue is intended to draw day visitors from elsewhere on the island rather than serve residents alone. The sustainability positioning has been stated repeatedly by the group but not backed with a published certification, energy standard or design specification in the material we can find.

Who it looks right for

On the announced shape, this reads as a design-conscious, lower-rise alternative to the island’s large branded resorts, with a beach club at its centre. The room categories point at groups and longer stays as well as couples.

The practical caveat is unavoidable: with a lapsed target and an unclear construction position, this is not something to build a trip around at present.

What is still unconfirmed

  • Whether the hotel has opened. We could not verify that it has.
  • Whether construction is complete. No completion milestone has been published.
  • Any revised opening date following the lapsed Q1 2025 target.
  • Rates, and whether a booking channel exists.
  • The dining offer — no restaurant count has been announced.
  • What the sustainability positioning means in measurable terms.
  • The split of the 265 keys between the three room categories.
  • Whether the beach club will admit non-residents.

Where to stay on Al Marjan Island in the meantime

Because this one cannot be confirmed as open, the dependable choices are the island’s established resorts. SO/ Ras Al Khaimah is the design-led option, Rixos Bab Al Bahr the all-inclusive, Mövenpick Resort Al Marjan Island the mainstream middle and Rove Al Marjan Island the value pick.

FAQ

Has Earth Shore opened?

We cannot confirm that it has. The target was the first quarter of 2025, and we can find no opening announcement, no live booking channel and no revised date since. It continues to appear on soon-to-open lists, which is not the same as evidence.

What is a “GOAT” suite?

It is the name Earth Hotels has given to one of its three announced room categories, described as terrace suites, alongside standard resort rooms and two-bedroom sky villas. Sizes, layouts and how many of each there are have not been published.

What makes it sustainable?

Earth Hotels positions the whole group around sustainable design, and that framing has been consistent since launch. What it means in measurable terms — certifications, energy standards, materials — has not been detailed in the material available, so the claim cannot be assessed.

Bottom line

An interesting independent with a distinctive brief, and the least verifiable project in this set. The Q1 2025 target passed without an opening announcement, and we could not establish whether the building is finished. Until Earth Hotels states a position, treat its status as genuinely unknown.

How this page was prepared and when it was last checked

Compiled from developer and operator announcements and named trade press, not from a stay. Opening dates in the UAE move often, and this one lapsed without a public replacement. Where we could not verify something, this page says so rather than guessing. Last checked September 2026.
