What it’s actually like
What this is and when it lands
Nikki Beach Resort & Spa Ras Al Khaimah is a 156-key beach resort under construction on Hayat Island, developed by RAK Properties. It brings the Nikki Beach brand — beach clubs, day beds, daytime music, a particular kind of sociable poolside — to the emirate in full resort form rather than as a standalone club. The announced opening is 2027.
Before anything else, a correction that matters, because the error is widespread. This resort is in Mina Al Arab, not on Al Marjan Island. Third-party brokers market a separate, unverified product called “Nikki Beach Residences Al Marjan Island”, and a great deal of search traffic conflates the two. The resort described on this page sits on Hayat Island within Mina. If you are reading about a Nikki Beach on Al Marjan, you are reading about something else, and we have found no operator confirmation of it.
Opening date
2027 is the announced year. No quarter, month or date has been given, and the announcement is a target rather than a confirmed handover. RAK Properties and Nikki Beach Hospitality Group have both referred to 2027; neither has narrowed it.
We have not found evidence of a slip so far. That said, a year-only target announced in advance of completion routinely moves by a quarter or two in this market, so treat 2027 as the earliest plausible year rather than a fixed one.

Where it sits
Hayat Island is part of Mina Al Arab, RAK Properties’ coastal district north of Al Marjan and south of Ras Al Khaimah city. It is already the emirate’s most established hotel cluster, with the InterContinental and Anantara both operating there, and it is quieter and more residential in feel than Al Marjan.
That location is relevant to what the resort will actually feel like. Al Marjan is where Ras Al Khaimah’s nightlife economy is heading, anchored by the Wynn development. Mina Al Arab is not that. A Nikki Beach in Mina will be the loudest thing in a calm neighbourhood rather than one venue among many — which will suit some guests and unsettle the hotels next door. Our Mina Al Arab guide sets out the district as it is now.
What is being built
156 keys across four announced categories: rooms, junior suites, executive suites and sky villas. The site runs to 33,580 sqm. Five dining venues are planned, along with a Nikki Spa. Gensler is the architect.
“Sky villas” implies vertical build rather than the low-rise villa layout used elsewhere on Hayat Island, but no floor count, room sizes or renderings detail has been confirmed publicly. The five dining venues have not been named or described, and it is not clear how many will be the beach-club format the brand is known for versus conventional hotel restaurants.
Who it looks right for
On brand and announced shape, this is aimed at adults who want a sociable, music-led beach day and a room upstairs afterwards — couples and groups in their late twenties to forties, weekenders from Dubai, and the day-pass market. Nikki Beach properties elsewhere trade on atmosphere rather than seclusion.
It is unlikely to be the right choice for families with young children or for anyone whose priority is quiet, though nothing has been confirmed either way about children’s facilities. If a calm beach is what you want from Mina Al Arab, the existing hotels there already deliver it.
What is still unconfirmed
- The opening date within 2027. No quarter has been given.
- The five dining venues. None named, described or attributed to a chef.
- Whether there will be a public beach club. Day passes are central to the brand elsewhere but have not been confirmed here.
- Rates and room sizes. Nothing published.
- Family provision. No kids’ club or age policy announced.
- The Al Marjan “Nikki Beach Residences”. Marketed by brokers, not confirmed by the operator. We have been unable to verify it exists as a branded project.
Where to stay in the meantime
On the same island, InterContinental Ras Al Khaimah Mina Al Arab is the large, capable five-star and the nearest thing to a lively beachfront in the district. Anantara Mina Al Arab is the quiet, design-led alternative a few minutes away.
For the beach-club-and-bar register that Nikki Beach will bring, Al Marjan Island is currently the better bet — Rixos Bab Al Bahr is the busiest option there. The full hotels index lists everything open today.
FAQ
Is Nikki Beach Ras Al Khaimah on Al Marjan Island?
No. The resort is on Hayat Island in Mina Al Arab, developed by RAK Properties. Brokers separately market an unverified “Nikki Beach Residences Al Marjan Island”, which is a different proposition with no operator confirmation we can find. The resort itself is at Mina.
When does it open?
2027 has been announced as the year. No quarter or month has been given, and that figure is a target rather than a confirmed handover date. It is under construction now and is not taking bookings. We will update this page if the timing is narrowed or slips.
How big is the resort?
156 keys on a 33,580 sqm site, spread across rooms, junior suites, executive suites and sky villas. Five dining venues and a Nikki Spa are planned. Gensler is the architect. The split between the four accommodation categories has not been published.
Bottom line
A well-defined project with a real developer, a named architect and a clear brand identity, arriving in a district that has none of that energy today. The headline fact worth carrying away is geographical: it is in Mina Al Arab, not on Al Marjan Island, whatever the property listings say. The 2027 date is an announcement, not a promise, and almost everything about the guest experience — dining, day passes, rates, whether children are welcome — is still unpublished.
How this page was prepared and when it was last checked
Facts here — the Hayat Island location, RAK Properties as developer, 156 keys across four categories, the 33,580 sqm site, five dining venues, Nikki Spa, Gensler as architect and the 2027 target — come from developer and operator announcements. The Al Marjan Island confusion was checked against broker listings and operator material; we could find no operator confirmation of a branded Nikki Beach project on Al Marjan and have said so plainly rather than repeating it. This is a status page, not a review. Nobody has stayed here. Last checked: September 2026.
