What it’s actually like

What this is and when it lands

Four Seasons is coming to Ras Al Khaimah. The resort and residences at Mina is being developed with RAK Properties on the emirate’s two-island Mina masterplan, and it will be the first Four Seasons in the northern emirates. Construction began in early 2026. At the time of writing it is a building site, not a hotel — you cannot book it, and no rates exist.

This page exists because Four Seasons carries enough weight that people start planning around it years ahead. What follows is only what the developer and the operator have actually announced, separated clearly from what remains unknown. The most important unknown is the simplest one: there is no opening date.

Opening date

None has been announced. Four Seasons and RAK Properties confirmed the project and said construction would start in early 2026, but neither has published a target year, let alone a quarter. Any date you see quoted elsewhere — and brokers selling the residences do quote them — is not a company statement.

For context, a ground-up Four Seasons resort of this scale typically runs three to four years from start of construction to opening. That points to 2029 or later, but it is our inference from comparable projects, not a date anyone has confirmed. We will update this page when an announcement is made rather than estimate in the meantime.

At a glance

  • Operator: Four Seasons Hotels and Resorts
  • Developer: RAK Properties
  • Keys: around 150 rooms, suites and villas
  • Residences: about 130 private residences alongside the resort
  • Spa: ten treatment rooms
  • Marina: private
  • Location: the Mina masterplan, Mina Al Arab
  • Concept masterplan: Killa Design
  • Construction start: early 2026
  • Opening: not announced
  • Drive from Dubai International (DXB): about 70 minutes

Where it sits

The resort forms part of Mina, a 400-hectare, two-island masterplan by RAK Properties with roughly 18 km of waterfront. This is the same broad coastal area as Mina Al Arab, the district that already holds the emirate’s densest cluster of good hotels, so the surrounding infrastructure — roads, marina, retail — is being built out around an area that already works.

Practically, expect roughly 70 minutes by road from Dubai International and around 20 minutes from Ras Al Khaimah International. Our Mina Al Arab hotels guide covers the district as it stands today.

What is being built

Announced detail is limited but specific. The resort component is around 150 keys spread across rooms, suites and villas — small by UAE standards and consistent with how Four Seasons positions its resort properties. Alongside it sit about 130 private residences, a model the brand uses widely and which typically means shared access to resort service and facilities.

Confirmed facilities are a spa with ten treatment rooms and a private marina. Killa Design, the Dubai practice behind the Museum of the Future, produced the concept masterplan for Mina. Beyond that, nothing about restaurants, pools, room sizes or design direction has been published.

Who it looks right for

On the announced shape — 150 keys, ten treatment rooms, a private marina, a brand that does not do volume — this reads as a property for travellers who currently choose Four Seasons elsewhere in the UAE and would consider Ras Al Khaimah if the service level matched. That is a narrow, high-spending audience, and it is a different audience from the family all-inclusive market that drives most of the emirate’s occupancy today.

Whether it suits families, how it will handle children, and what it will actually cost are all open questions. We are describing intent, not experience.

What is still unconfirmed

  • The opening date. Not announced in any form. This is the single biggest gap.
  • Restaurants. No venues, counts, concepts or chefs have been named.
  • Room breakdown. “Around 150” is the only figure; the split between rooms, suites and villas is not public.
  • Rates. Nothing published, and nothing meaningful can be inferred this far out.
  • Interior architect. Killa Design did the Mina masterplan concept; the resort’s own designers have not been named.
  • Beach detail. The masterplan has 18 km of waterfront, but the resort’s own beach frontage has not been specified.

Where to stay in the meantime

The closest thing to this standard in Ras Al Khaimah today is Anantara Mina Al Arab, a short distance along the same coast, with overwater villas and a comparably quiet register. InterContinental Ras Al Khaimah Mina Al Arab is the larger, more conventional five-star option in the same district.

FAQ

When does the Four Seasons in Ras Al Khaimah open?

No opening date has been announced by Four Seasons or RAK Properties. Construction started in early 2026. Comparable ground-up resorts take three to four years, which would suggest 2029 or later, but that is our inference and not a confirmed date from either company.

Can I book a room there yet?

No. The resort is under construction and is not taking reservations. No rates have been published and no booking channel exists. Anything offering bookings at this property is not selling what it claims to be selling. The residences are a separate, private sale.

How big will the resort be?

Around 150 keys across rooms, suites and villas, plus roughly 130 private residences. That is small for the UAE and consistent with how Four Seasons positions resorts. The split between the three accommodation types has not been published.

Bottom line

A confirmed Four Seasons on a confirmed masterplan, with a genuinely luxury shape to it — 150 keys, a ten-room spa, a private marina. What it does not have is a date, a restaurant line-up or a price. Treat it as a real project worth watching and an unreal one to plan a trip around. If you want this standard of stay in Ras Al Khaimah before the end of the decade, book something that is open.

How this page was prepared and when it was last checked

Every figure above comes from the Four Seasons press office and RAK Properties announcements: the roughly 150 keys, the roughly 130 residences, the ten spa treatment rooms, the private marina, the early-2026 construction start, the 400-hectare two-island Mina masterplan with 18 km of waterfront, and Killa Design’s role on the concept masterplan. Nobody has stayed here and this is not a review. Where we have drawn an inference — the likely build timeline — we have labelled it as one. Last checked: September 2026.
