What it’s actually like
A Conrad signed in 2018 for 2022 that appears to have gone dormant
Conrad Marjan Island was signed by Hilton with the developer MR Properties in 2018, for an opening in 2022. It would have been Conrad’s debut in Ras Al Khaimah.
It did not open in 2022, and we can find no current opening date for it. The project nevertheless still appears in some pipeline lists, which is why this page exists. It is deliberately short: there is very little that can honestly be said.
Opening date
There is no current opening date. The 2018 signing named 2022. That year passed without an opening and no revised date has been published in the years since.
The distinction that matters is between a project whose date has moved and a project whose date has simply lapsed. Several hotels on this island have pushed their dates outward while continuing to report progress; that is a live project being managed. This one produced a date, missed it by several years, and has issued nothing since. We classify it as stalled.
Hilton has remained active in Ras Al Khaimah throughout this period — it has since signed the Hilton Marjan Island Beach Resort & Spa with a different developer for Q4 2026. That later signing is a live project and should not be confused with this one.
At a glance

- Signed: 2018, by Hilton with MR Properties
- Original target: 2022 — not met, and not replaced
- Brand: Conrad, Hilton’s luxury brand
- Room count: not stated here — see below
- Drive from Dubai International: about 80 minutes
Where it sits on Al Marjan Island
The project was announced for Al Marjan Island, the reclaimed island development off the Ras Al Khaimah coast. Beyond that, the plot has not been described in current terms, and with no evidence of an active scheme there is little point being more specific about a location that may no longer be allocated to it.
For what is genuinely built and trading on the island, see the Al Marjan Island area guide.
What was announced
A Conrad-branded beachfront resort, signed between Hilton and MR Properties in 2018 as part of a wider announcement by that developer.
We are not publishing a room count, a dining count or a facilities list for this project. Figures from a 2018 announcement for a scheme that has shown no activity since would give a false impression of solidity, and we would rather leave the fields empty than fill them with numbers nobody has stood behind for years.
Who it looks right for
Nobody who is planning a trip. There is no timeline, no booking channel and no evidence of construction activity, so this project cannot form part of anyone’s plans.
If you want a Hilton-family property in Ras Al Khaimah, the group already operates on the island and has a further resort in build.
What is still unconfirmed
- Whether the project remains live in any form.
- Any opening date. None exists.
- Whether the Hilton and MR Properties agreement is still in place.
- The room count and specification, which we decline to restate from 2018.
- Whether construction was ever meaningfully started.
- Whether the plot has since been reallocated.
Where to stay on Al Marjan Island in the meantime
Hilton already has two properties trading on the island: the DoubleTree by Hilton Resort & Spa Marjan Island and the Hampton by Hilton Marjan Island. For the top of the market today, Rixos Bab Al Bahr and SO/ Ras Al Khaimah are the ones to look at.

FAQ
Is the Conrad Marjan Island open?
No. It was signed in 2018 for a 2022 opening that did not happen, and no revised date has been published. There is no Conrad hotel operating in Ras Al Khaimah, and nothing under this name can be booked.
Is it the same as the new Hilton on the island?
No. The Hilton Marjan Island Beach Resort & Spa is a separate, later signing with a different developer, M Hospitality, announced for the fourth quarter of 2026. That project is active. This Conrad scheme is not, despite both carrying Hilton brands.
Might it still be built?
Possibly. Dormant schemes in the UAE are sometimes revived, particularly when demand in an area rises, and Al Marjan Island is about to see a large increase in visitor numbers. But there is no current evidence of revival, and nothing to plan around.
Bottom line
Signed in 2018, due 2022, and silent since. It is still cited in some pipeline lists, and it should not be. Treat it as dormant until Hilton or MR Properties says otherwise, and do not confuse it with the active Hilton project on the same island.
How this page was prepared and when it was last checked
Compiled from developer and operator announcements and named trade press, not from a stay. Opening dates in the UAE move often, and some projects stop moving altogether. If a credible new date appears, we will update this page. Last checked September 2026.
